Project Manager - Real Estate
The Project Manager is responsible for managing a portfolio of workplace premises projects, including renovations, expansions, relocations, new locations, and special moves of a variety of sizes and dollar value. They report directly into the Director of Program Management & Construction.
Provide timely & value-effective design and construction strategies, including the determination of annual construction programs that are in accordance with business needs.
Manage a large and diversified portfolio of real estate projects and ensure all projects are completed on time, within budget and in accordance with Bank standards. Control the budget and costs factors for each project, setting up and obtaining required approvals for project budgets.
Hire and manage a team of external design, construction & furniture experts, including architects, engineers, contractors to cost effectively meet project objectives. Manage the request for proposal and tender process, control & manage project expenses, and act as a control point to monitor all financial aspects during the entire lifespan of a project.
Negotiate and execute agreements and contracts to maximize value, to protect and optimize the Bank’s position in awarding of tenders or contracts.
Coordinate the procurement and cost-effective quality control of all required furniture, equipment, and services.
Prepare budgets, schedules, and manage the construction process including project closeout. Conduct site inspections, expedite and coordinate change orders, and provide contract administration services.
Coordinate and provide timely and informative feedback on status of real estate projects, including scheduling, potential issues & budget forecasting for regular reporting purposes.
Provide recommendations for any issues or opportunities to Executive, Senior Management, business units, design, leasing and/or asset management, facility management, and construction teams, etc.
Ensure the delivery of service is consistent with Bank standards and procedures, to customers, branches, Executive Offices’ departments and subsidiaries, including agreement to adhere to the Bank’s Guidelines for Business Conduct.
