The Opportunity
We are seeking an experienced Senior Planning Manager to lead project planning, scheduling, and progress control activities across our portfolio of high-rise residential developments.
The successful candidate will play a critical role in ensuring projects are delivered on schedule by developing robust project programs, monitoring performance, identifying risks, and working closely with project teams to drive timely execution. This position requires extensive experience managing planning functions for complex high-rise construction projects within the UAE or GCC market.
Responsibilities
- Lead the planning and scheduling function for high-rise residential and mixed-use developments.
- Develop, maintain, and manage master project schedules from design through construction and project handover.
- Establish project baselines, milestones, critical paths, and recovery plans.
- Monitor project progress and analyze schedule performance against approved programs.
- Prepare internal reports, dashboards, and executive presentations for senior management.
- Identify schedule risks, delays, and constraints, and develop mitigation and recovery strategies.
- Coordinate with Development, Design, Procurement, Construction, Commercial, and Consultant teams to ensure alignment with project timelines.
- Review contractor and consultant programs and assess compliance with contractual requirements.
- Conduct critical path analysis and provide recommendations to optimize project delivery.
- Evaluate the schedule impact of variations, design changes, procurement challenges, and construction activities.
- Support tendering activities through planning input, sequencing strategies, and project duration assessments.
- Ensure planning standards, methodologies, and reporting procedures are consistently applied across projects.
- Bachelor's Degree in Engineering, Construction Management, Project Management, or a related discipline.
- Minimum 12 years of planning and scheduling experience within the construction and real estate development industry.
- Minimum 5 years in a real estate leadership role.
- Proven experience delivering high-rise residential, mixed-use, hospitality, or large-scale construction projects.
- Strong knowledge of construction sequencing, project controls, and planning methodologies.
- Extensive experience with Primavera P6 and advanced scheduling techniques.
- Strong understanding of UAE construction practices, authority approvals, procurement processes, and project delivery cycles.
- Main contractor background is highly recommended.
- Ability to perform critical path analysis, delay analysis, and schedule risk assessments.
- Experience reviewing contractor claims and extension of time (EOT) submissions is highly desirable.
- Excellent communication, leadership, and stakeholder management skills.
Preferred Qualifications
- Master's Degree in Project Management, Construction Management, or Engineering.
- PMP, PSP (Planning & Scheduling Professional), or equivalent professional certification.
- Experience working with luxury high-rise residential developments in the UAE.
