We're currently seeking a high-performing General Manager to lead operations at a student housing community in Des Moines, IA.This is the top operating seat at a university-partnered, purpose-built student community with a strong on-site team already in place.
The right leader will bring a marketing-forward mindset, strong social media instincts, and the ability to own occupancy, pre-lease performance, and full property financials, especially heading into the summer Turn cycle.

Responsibilities
- Oversee day-to-day operations for a 400+ bed student housing community, including resident experience, leasing performance, and service standards
- Own the full P&L, budgeting, forecasting, and variance reporting to drive NOI and expense control
- Lead and develop an established on-site team across leasing, maintenance, and community operations
- Drive pre-lease strategy and occupancy performance through hands-on marketing execution, including social media and campus-market outreach
- Plan and execute the summer Turn cycle, coordinating timelines, vendors, and internal teams to deliver on deadlines and quality
Qualifications
- 3+ years of property-level leasing and marketing experience with measurable performance results
- Student housing leadership experience strongly preferred; strong conventional multifamily leaders in college markets will be considered
- Demonstrated strength using social media as a core leasing channel, not just a delegated task
- Proven ability to manage financial performance, including budgets, reporting, and expense control
- Confident, outgoing leadership style with the ability to set direction quickly and motivate teams
