The Woodlands is seeking a professional, organized, and resident-focused On-Site Property Manager to oversee our 64-unit apartment community. This is a true live-on-site leadership role for someone who takes pride in maintaining a clean, safe, and well-managed property.

Compensation & Housing Package

Included as part of compensation

• Private 2 Bed / 1 Bath Apartment
• Free rent in exchange for required office hours and on-site presence
• Water, trash, sewer included
• Free internet / Wi-Fi
• $25/month cell phone reimbursement
• 20% gas & electric reimbursement for office use

Additional Pay

• $20/hour for approved on-call & emergency work outside office hours
• Paid on-call hours capped at 10–15 hours per week

Office Hours & Expectations

• Required office hours: Monday–Friday, 10:00 AM – 4:00 PM
• Must reside on-site full time
• Must be available evenings and weekends for emergency maintenance coordination

Office hours are part of the housing exchange and are not hourly-paid time.

What You’ll Be Responsible For

You will serve as the face of the community and the primary point of contact for residents.

Key responsibilities include

• Maintaining consistent on-site presence during office hours
• Managing resident communication and customer service
• Overseeing move-ins, move-outs, notices, and lease compliance
• Submitting and tracking work orders (Yardi experience preferred)
• Coordinating vendors and maintenance personnel
• Handling after-hours emergency response coordination
• Enforcing community policies fairly and consistently
• Maintaining organized documentation and records

What We’re Looking For

This role requires experience and professionalism.

• 2–3+ years of on-site property management experience (required)
• Strong organizational and follow-through skills
• Professional communication style
• Comfortable with property management software (Yardi preferred)
• Ability to work independently and take initiative
