Multi-Family Housing Maintenance Specialist

The Opportunity

Are you a hands-on problem solver with a passion for maintaining properties at their best? Positive Investments, Inc. is on the lookout for a Maintenance Technician to oversee the physical integrity and daily maintenance operations of our properties.

This role goes beyond typical office work—you will be the essential support ensuring our residents enjoy a safe, functional, and beautiful home. From technical repairs to managing vendors, you will significantly contribute to our community's success.

What You'll Do

• Daily Operations: Manage and execute work orders, property turnovers, and ongoing maintenance projects efficiently.
• Expert Repairs: Diagnose and resolve issues related to HVAC, electrical systems, plumbing, carpentry, drywall, and appliances.
• Property Inspections: Perform move-in/move-out inspections and routinely check common areas (such as pools, fitness centers, and grounds) to maintain safety and cleanliness.
• Rapid Response: Handle apartment turnovers in 1-7 days and promptly address resident maintenance concerns with professionalism.
• Preventative Care: Adhere to established preventative maintenance practices, including safety inspections and moisture management.
• Tech-Forward Admin: Utilize Yardi software to manage work orders, document processes, and generate operational reports.

What You Bring to the Table

• Experience: Minimum of 2 years in property management or building maintenance.
• Technical Skills: Strong proficiency in carpentry, electrical work, appliance services, and plumbing repairs.
• Communication: Ability to engage courteously with residents, vendors, and team members.
• Reliability: Punctual and willing to be on-call for after-hours or weekend emergencies.
• Physical Strength: Comfort with physical tasks, including climbing and lifting/moving over 100 pounds.
• Digital Proficiency: Familiarity with Microsoft Office and a quick adaptability to proprietary software like Yardi.
