Director, Property Management - Onsite in Los Angeles
A well-established and expanding investment firm is looking for a seasoned operations executive to take ownership of a mixed-use real estate portfolio and spearhead growth across new and existing assets. This position sits at the intersection of high-level strategy and ground-floor execution - you'll be equally comfortable analyzing a pro forma as you are walking a property or closing a vendor contract.
What You'll Own
Revenue & Expansion
- Uncover and act on opportunities to grow the firm's footprint - whether through new management contracts, partnerships, or operational improvements that drive NOI.
- Cultivate lasting relationships with investors, brokers, and key industry stakeholders.
- Evaluate incoming opportunities and build compelling pitches to win new business.
Day-to-Day Operations
- Serve as the operational backbone for a mixed portfolio spanning apartment communities, commercial suites, and single-family assets.
- Set the standard for how properties run - then hold your team to it.
- Direct a dispersed team of site managers, maintenance staff, and third-party vendors with clarity and accountability.
Financial Management
- Own the numbers: budgets, forecasts, variance reporting, CAM reconciliations, and rent escalations.
- Collaborate with the finance team on AP/AR workflows, owner distributions, and monthly reporting packages.
- Keep ownership groups informed and confident with clean, accurate financial narratives.
Transactions & Asset Lifecycle
- Play an active role in acquisitions and dispositions - from initial due diligence through seamless onboarding.
- Oversee lease portfolios across both commercial and residential assets, including renewals, amendments, and compliance tracking.
- Manage capital improvement projects and tenant buildouts from kickoff to closeout.
Team & Compliance
- Coach and elevate your property management team; build a culture of ownership and high performance.
- Keep the organization buttoned up on all regulatory requirements - local, state, and federal.
- Maintain airtight records across contracts, insurance certificates, and compliance documentation.
What You Bring
- 3-5+ years leading real estate operations across a multi-property portfolio
- A track record of growing revenue, scaling teams, and improving asset performance
- Deep fluency in commercial and residential leasing, CAM reconciliations, and property-level financials
- Hands-on experience with AppFolio, QuickBooks, and Excel
- A sharp, analytical mind paired with strong communication skills - you can translate complex data into clear decisions
- Comfortable operating autonomously in a high-growth, entrepreneurial environment
- Spanish fluency is a meaningful advantage
