We are seeking an experienced Senior Property Manager for our residential properties on Chicago's North Side. The Senior Property Manager oversees the financial and operational management of two or more properties within the company’s portfolio. This position ensures efficient daily operations, achieves financial targets, and enhances property value.
The Senior Property Manager provides exceptional customer service to residents and guests to support occupancy goals and demonstrates effective leadership to the team.
The pay range for this position is $28 - $35 per hour, based on experience, plus a quarterly bonus.

Job Responsibilities
- Manage day-to-day operations and leasing functions to ensure resident and owner satisfaction
- Facilitate resident move-ins by negotiating leases, processing applications, and collecting applicable fees to ensure smooth process
- Attract new residents through advertising initiatives and work closely with the marketing department to generate traffic
- Enforce terms of rental agreements, maintain rent collections and delinquencies, and oversee eviction proceedings.
- Establish and maintain a positive relationship with our residents
- Strive to keep delinquency below 1% by posting rent payments timely and serving 5-day notices according to company policies and procedures.
- Strive for a closing ratio of 25%
- Inspect vacant units as needed to verify apartment is market ready to lease
- Lead, support and train office and service staff in a professional manner
- Create written warnings and performance improvement plans when warranted
- Schedule weekly catch-up meeting with team
- Follow-up on maintenance requests to ensure that work was completed to satisfaction
- Demonstration sound financial acumen by adhering to budgets and accurate preparation of monthly financial reports
- Adhere to established policies and laws related to the Fair Housing Act and employment
- Perform other duties as assigned by your VPO and regional manager
Qualifications
- Minimum of three years' experience in Property Management
- Demonstrated strong interpersonal skills
- Maintain a professional and courteous demeanor and appearance at all times
- Proven ability to adhere to operational policies and procedures
- Excellent verbal, written, and presentation skills
- Strong organizational and time management skills
- Proficient in Microsoft Office, including Word, Excel, and PowerPoint
- Working knowledge of property management software
- Proven ability to lead teams to achieve performance goals
- Demonstrated conflict management and problem-solving skills
- Ability to learn, follow and enforce company policies and procedures
