Job Title: Property Manager (Conventional/Affordable Housing) $22-$26/hour
The Property Area Manager is fully accountable for the day-to-day operations. This role is responsible for optimizing asset performance and managing properties to meet ownership’s operational and financial goals. Dotted line supervision of all on-site team members, which may include Resident Managers and Maintenance Technician.
High school diploma or equivalent required.
Valid driver’s license, a good driving record, current insurance per state requirements, and a reliable vehicle.
Must be proficient in English (speaking, reading, and writing).
Strong computer proficiency (Microsoft Office, property management platforms, email, and internet tools).
Minimum 2 years’ experience with affordable housing programs including but not limited to: LIHTC, HUD (PBV, Section 236, PRAC, 811 PRA), USDA-RD 515, HCD, HOME, and bond-financed units.
Relevant Affordable Housing Certifications preferred (e.g., HCCP, COS, TCS, CPO, etc.).
Carry out the philosophies and expectations of ownership in daily operations.
Support Golden Circle Management Group in achieving ownership’s objectives.
Maintain professional and effective communication with applicants, residents, team members, vendors, and ownership.
Keep supervisors informed of ongoing operations, concerns, and suggestions.
Maintain organized, confidential, and accurate resident and property files.
Meet required internal and external reporting deadlines.
Maintain safety standards and ensure compliance with all applicable laws and regulations (OSHA, Fair Housing, etc.).
Promptly report any incidents involving injury, illness, or property damage.
Monitor physical condition of assets and oversee maintenance requests.
Ensure timely completion of work orders and maintain communication with residents.
Coordinate with maintenance team on property needs and capital projects.
Uphold community rules, company policies, and Fair Housing Laws.
Represent Golden Circle Management Group professionally in conduct and appearance.
Complete required trainings and participate in company meetings.
Perform other duties as assigned.
Full-time.
Flexibility to assist with occasional after-hours emergencies.
