Full job description
We are seeking an experienced Affordable Housing Compliance and Leasing Administrator to join our property management team.
The ideal candidate will be detail-oriented, proactive, and capable of generating comprehensive property reports to support portfolio performance.
$28-$32 hourly
Job Duties
Manage the entire leasing process, starting from the move-out inspection (conducted by the onsite property manager) through to the final walk-through with new tenants.
Conduct property showings, screen prospective tenants, negotiate lease terms, and prepare lease agreements in compliance with California real estate laws and affordable housing regulations.
Generate detailed property reports for all managed properties, including a comprehensive rent roll across the entire portfolio.
Track and report on the current status of each unit, categorizing them as available, under eviction, vacant, waiting on maintenance, waiting on unit turn, or waiting on inspection.
Collaborate with onsite property managers, maintenance teams, and external vendors to ensure units are “lease-ready” in a timely manner.
Collaborate with compliance manager to maintain accurate records of leasing activities, tenant interactions, and compliance documentation for affordable housing programs (HAP and LIHTC).
Market available units through various channels to attract qualified tenants for affordable properties.
Process referrals from city and county housing programs. Coordinate with departments to ensure referrals are coming in a timely manner.
Ensure all leasing activities adhere to fair housing laws, company policies, and regulatory requirements.
Enter subsidy payments as received.
Prepare submetering invoices for our Burney Commons location and submit them to tenants on a monthly basis.
Manage Guest Cards – (ensuring all inquiries are entered as a Guest Card in AppFolio).
Maintaining waitlists and ensuring proper order and documentation.
Preparing files for audits, inspections, and reporting.
Drafting formal notices and responses to tenant disputes.
Handling demand letters, complaints, and legal inquiries.
Preparing notices such as pay or quit, cure or quit, and lease violations.
Advising property managers on legal procedures and best practices
Prefer 2 years of experience in leasing, and affordable housing (including HAP and LIHTC programs) would be a plus!
Current California Real Estate License (preferred).
Strong understanding of property management software, rent rolls, and reporting tools.
Excellent communication and organizational skills.
Ability to work independently and as part of a team in a fast-paced environment.
Proficiency in Microsoft Office Suite (Excel, Word) for report generation and data analysis.
Physical & Other Requirements
Must be able to communicate effectively in English, both verbally and in writing.
Ability to lift up to 25 lbs. and perform physical work such as bending, climbing, and carrying. and perform physical tasks over extended periods without undue fatigue.
Must be able to stand, walk, bend, reach, and move frequently throughout the workday, including navigating residential and commercial properties and construction zones.
Must have the manual dexterity and coordination necessary to operate a computer keyboard, mobile devices, and standard office equipment safely and efficiently.
Must have adequate visual and auditory acuity to perform inspections, identify property issues, read documents, and communicate effectively in person, by phone, and via electronic communication.
Must be able to operate a personal vehicle to travel between job sites and properties; a valid driver’s license and current auto insurance are required.
