Job Summary
We are seeking an experienced Property Manager to oversee a portfolio of residential rental properties in Memphis, TN. This role is ideal for someone familiar with investor-owned properties, rental turnover, and cost-effective operations. The Property Manager will be responsible for maximizing occupancy, maintaining property condition, and ensuring consistent cash flow while delivering excellent tenant service.
Key Responsibilities
Property Operations
- Manage day-to-day operations of single-family and/or small multifamily properties Conduct regular property inspections (move-in, move-out, and periodic) Coordinate maintenance and repairs with local vendors and contractors Ensure properties meet local housing codes and safety standards
Tenant Relations
- Handle tenant communication, maintenance requests, and issue resolution Manage leasing lifecycle: marketing, showings, screening, and lease execution Enforce lease agreements and manage renewals and non-renewals Coordinate notices and assist with eviction processes in compliance with Tennessee law
Financial Management
- Collect rent and monitor delinquencies Track income and expenses for each property Prepare monthly owner reports and performance summaries Assist with budgeting and identifying cost-saving opportunities
Leasing & Marketing
- Market available units across platforms (Zillow, Apartments.com, etc.) Analyze Memphis rental market trends to set competitive pricing Reduce vacancy time through proactive leasing strategies
Compliance & Documentation
- Ensure compliance with Tennessee landlord-tenant laws and Fair Housing regulations Maintain organized records of leases, inspections, and vendor contracts Support legal processes when needed (e.g., notices, evictions, documentation)
Qualifications
- 1+ years of property management experience (Memphis market preferred) Strong understanding of Tennessee landlord-tenant laws Experience managing single-family rental portfolios (preferred) Proficiency in property management software (AppFolio, Buildium, or similar) Strong communication and organizational skills Valid driver’s license and reliable transportation
Preferred
- Experience working with out-of-state investors
- Familiarity with Section 8 / housing assistance programs (a plus in Memphis market)
Pay: From $3,000.00 per month
