About the Position

Reporting directly to Europro's Executive Team, this is a highly visible role that combines financial analysis, asset management, operations and construction project coordination.

Unlike a traditional analyst position focused solely on financial modelling, this role is designed for someone who enjoys seeing projects through from concept to execution. The successful candidate will help quarterback strategic initiatives across the portfolio, working closely with executives, property management, leasing, construction managers, consultants, contractors and tenants.

The Analyst will play an integral role in supporting executive decision-making by combining financial analysis with operational execution. This individual will help ensure capital projects, tenant improvements, operational initiatives and asset management strategies remain on schedule, on budget and aligned with overall investment objectives.

This position offers exceptional exposure to acquisitions, asset management, construction, leasing, financing and executive-level decision making.

Key Responsibilities

Construction & Capital Projects

• Assist in managing capital improvement projects, tenant improvements and redevelopment initiatives across the portfolio.
• Act as the internal coordinator for construction projects by ensuring communication between ownership, consultants, contractors, property management and leasing teams.
• Track project budgets, schedules, approvals and key milestones.
• Review construction costs, change orders, consultant reports and project invoices.
• Monitor project risks and escalate issues requiring executive attention.
• Help ensure projects remain on budget and are completed on schedule.

Operations

• Work closely with Property Management to monitor operational performance across the portfolio.
• Assist in evaluating operational issues and developing solutions that improve efficiency and asset performance.
• Support procurement initiatives, service contracts and operational reporting.
• Participate in site visits to better understand property operations and ongoing projects.
• Coordinate with third-party consultants including architects, engineers, environmental consultants and other professionals.

Asset Management & Executive Support

• Work directly with the Executive Team to support strategic initiatives across the real estate portfolio.
• Prepare financial analyses and business cases to support operational, leasing and capital expenditure decisions.
• Evaluate investment opportunities, operational initiatives and value creation strategies.
• Assist with annual budgets, forecasting, reforecasts and asset business plans.
• Prepare presentations, reports and recommendations for senior management and investors.
• Monitor asset performance and identify opportunities to improve NOI and long-term asset value.

Financial Analysis

• Review leases, operating statements and contracts.
• Prepare lease analyses, including NER calculations.
• Support financing and refinancing initiatives.
• Conduct market research and prepare investment memorandums.
• Assist with quarterly investor reporting.
