Senior Manager Contracts

PURPOSE OF

THE ROLE

The Senior Manager is responsible for managing independently all contractual and commercial functions for assigned development projects (standalone/mixed used), ensuring effective contract administration from award through project close-out.

The role safeguards the company’s commercial interests by proactively managing reports, risk mitigation, change management, variations, claims, and dispute resolution, while supporting timely and cost-effective project delivery throughout the project lifecycle.

The position provides strategic contractual guidance to project teams and senior management, ensures compliance with contractual obligations, and maintains strong coordination with consultants, contractors, and internal stakeholders.

PRIMARY RESPONSIBILITIES

• Administer Contracts and ensure compliance with all contractual requirements throughout the project lifecycle.
• Act as the Client’s cost controller, managing all the costs till the project closes out.
• Monitor cost movements, cash flow, and budget utilization to ensure projects are delivered within approved budgets.
• Prepare and issue monthly cost reports, forecasts, and financial summaries as per stakeholders’ requirement.
• Implement and manage a robust Change Management process aligned with project financing and reporting requirements.
• Assess the commercial impact of design changes, scope variations, and schedule adjustments.
• Drive proactive dispute avoidance strategies and manage dispute resolution during project execution.
• Evaluate payment applications, provide payment recommendations, and issue necessary certifications.
• Assess, negotiate, and resolve contractor claims including Extension of Time in line with contractual provisions.
• Prepare, negotiate, and finalize accounts to achieve successful project close-out.
• Review, Evaluate and formalize contractor and consultant variation submissions and other estimates such Requests for Change (RFCs) in coordination with relevant parties.
• Conduct commercial negotiations related to variations and changes and formalize Variation Orders strictly in accordance with contractual terms and approvals.
• Develop and maintain a cost database for benchmarking and cost management.
• Coordinate with project managers, design consultants, contractors, finance, and legal teams, and provide strategic commercial advice to senior management and project stakeholders in decision-making.QUALIFICATION Degree in Quantity Surveying, Engineering, Construction Management, or related field.EXPERIENCE 15+ years of experience in contracts and commercial management, preferably in mixed-use or large-scale developments.SKILLSExpert in contract administration, commercial management, and change control across the full project lifecycle
• Strong cost management and control capabilities, including budget management, forecasting, cash flow, and final accounts
• Advanced expertise in managing variations, claims, and dispute avoidance and resolution
• Proven negotiation skills with contractors, consultants, and stakeholders to achieve commercially favourable outcomes
• Thorough knowledge of standard forms of contract (FIDIC or equivalent) and their practical application
• Proactive in identifying commercial risks and value-add opportunities
• Excellent communication and stakeholder management skills
• Strong time management and prioritization skills to manage multiple projects simultaneously and effectively
• High to mid-level proficiency in using AI tools for time management, reporting, presentations, and related project tasks.
