Project Manager - Concrete Restoration

About the Opportunity

Our client is seeking a Construction Sales / Project Manager to join their growing team. This individual will play a key role in business development, client relationship management, estimating, and project execution.

The ideal candidate will possess a strong combination of sales ability and project management experience within the commercial construction industry, with a particular emphasis on roofing, waterproofing, restoration, and building envelope projects.

This position offers the opportunity to manage projects from initial client contact through completion while building long-term relationships with owners, architects, engineers, property managers, and general contractors.

Responsibilities* Develop new business opportunities and maintain relationships with existing clients throughout the commercial construction market* Generate leads and identify opportunities related to roofing, waterproofing, concrete restoration, masonry restoration, and building envelope services* Review construction documents, blueprints, specifications, and existing structures to perform takeoffs and prepare accurate cost estimates* Develop proposals, negotiate contracts, and follow up with clients to successfully close projects* Manage projects from preconstruction through closeout, ensuring quality, profitability, and schedule adherence* Coordinate with superintendents, foremen, subcontractors, suppliers, and clients throughout project execution* Develop project schedules, budgets, and staffing plans to ensure successful project delivery* Monitor project costs, profitability, quality control, and safety requirements* Prepare customer invoices, manage project documentation, and support collection efforts when necessary* Communicate and document scope changes, change orders, project updates, and client requests* Provide exceptional customer service throughout the project lifecycle and maintain relationships after project completion* Participate in industry organizations, networking events, and professional development opportunities to expand market presence* Assist in mentoring and developing field personnel and junior staff members* Maintain a strong technical understanding of roofing systems, waterproofing systems, restoration methods, and building envelope technologiesRequirements* 4+ years of experience in commercial construction sales, project management, estimating, or a related role* Experience with commercial roofing, roof restoration, waterproofing, building envelope, concrete restoration, masonry restoration, or related specialties strongly preferred* Proven ability to develop business, create client relationships, and generate new project opportunities* Strong understanding of commercial construction practices, project delivery methods, and estimating procedures* Ability to read and interpret construction drawings, specifications, and contract documents* Experience preparing takeoffs, estimates, budgets, schedules, and proposals* Excellent communication, negotiation, and client-facing skills* Strong organizational and project management abilities* High school diploma or equivalent required* Bachelor's degree in Construction Management, Engineering, Architecture, or a related field is preferred but not required
