Job Description

This role leads and oversees the safe, effective daily operation of a single construction project or multiple projects with a cumulative value up to $50M. The Construction Project Manager establishes project objectives and policies, maintains close communication with clients, and monitors construction and financial activities from preconstruction through closeout.

The position requires a hands-on, builder-focused approach while aligning project goals and initiatives with the organization’s long-standing mission, vision, and values.

Responsibilities

• Lead, direct, and oversee the daily operations of one or more construction projects with a cumulative value up to $50M, ensuring work progresses safely, efficiently, and in accordance with project plans and specifications.
• Establish clear project objectives, policies, and procedures, and ensure alignment with organizational mission, vision, and values throughout the project lifecycle.
• Maintain strong liaison with prime clients and key stakeholders, providing regular updates on project status, schedule, budget, and risk, and addressing issues promptly.
• Implement and maintain a clean, safe, and compliant work site, enforcing safety standards and promoting a culture of safety and accountability for all project personnel.
• Motivate and lead project teams to achieve high levels of performance, quality, and productivity, ensuring project requirements and quality control standards are met or exceeded.
• Collaborate closely with the Project Engineer and Superintendent to monitor and report on project cost, profitability, and schedule performance at a high level.
• Build and manage detailed project schedules in P6 by working with the Project Superintendent to define logic, durations, and sequencing, and update schedules as work progresses.
• Oversee material procurement, subcontractor coordination, and resource allocation to ensure timely delivery of materials and services and to avoid delays.
• Manage project documentation, including product data, shop drawings, submittals, and RFIs, ensuring accurate records and timely responses to maintain workflow.
• Lead and support change management processes, including identifying changes, preparing and reviewing change orders, and negotiating fair and reasonable costs.
• Develop competency in cost control and budget management, including job budget setup, cost tracking, and timely management of accounts payable and receivable.
• Support the Preconstruction Manager during the preconstruction phase by contributing to constructability reviews, site logistics planning, and estimating activities.
• Assist in developing preconstruction schedules, scopes of work, subcontractor prequalification and bid solicitation, and participate in scope reviews to ensure complete and accurate coverage.
• Learn to identify, understand, and effectively manage owner expectations during the preconstruction phase and throughout the project.
• Develop competency in the organization’s 3D BIM coordination process in collaboration with the Virtual Construction Team, contributing to clash detection and coordination efforts.
• Promote and maintain strong internal and external relationships with all divisions and departments, as well as with clients, partners, and community stakeholders.
• Engage in customer and community-related activities that support the organization’s reputation and long-term relationships.
• Work with senior leadership to set clear, attainable goals for operations teams, aligning project execution with broader business objectives.
• Participate in training opportunities to enhance technical and leadership competencies, and actively mentor direct reports to support their professional growth.
• Assist in recruiting and onboarding new qualified team members, contributing to a strong, cohesive project team.
• Ensure accurate, timely record-keeping for project activities, costs, and documentation in accordance with company procedures and construction technology platforms.

Essential Skills

• Proven experience in construction project management, with responsibility for leading commercial construction projects.
• Experience managing projects for or as a general contractor in commercial construction environments.
• Demonstrated ability to lead and coordinate all aspects of project execution, including scheduling, cost control, and field operations.
• Proficiency in project scheduling, including building and maintaining schedules in P6.
• Ability to manage RFIs, submittals, shop drawings, and project documentation in a structured and timely manner.
• Experience with change management, including preparing, reviewing, and negotiating change orders and associated costs.
• Strong understanding of construction plans and specifications, with the ability to read and interpret blueprints accurately.
• Working knowledge of OSHA and construction safety practices, with a commitment to maintaining safe job sites.
• Proficiency with Microsoft Word, Excel, and Outlook for communication, reporting, and documentation.
• Proficiency with construction technology tools such as Spectrum, BlueBeam, BIM360, and REVIT or similar platforms.
• Knowledge of BIM coordination processes and the ability to collaborate with virtual construction teams.
• Strong organizational skills and familiarity with record-keeping principles and procedures in a construction environment.
• Effective communication and interpersonal skills to maintain strong client relationships and collaborate with project teams.
• Demonstrated leadership skills with the ability to motivate teams, set expectations, and drive accountability.

Additional Skills & Qualifications

• Experience with Construction Project Management in commercial projects of varying sizes, including mid-size and large-scale projects.
• Experience supporting or leading subcontractor prequalification, bid solicitation, and scope review processes.
• Exposure to 3D BIM coordination workflows and collaboration with Virtual Construction or similar teams.
• Familiarity with construction technology platforms and workflows that support scheduling, documentation, and coordination.
• Interest in ongoing professional development, including participation in technical and leadership training programs.
• Experience mentoring junior team members or direct reports in a project environment.
• Ability and willingness to travel within the state as needed to support projects in different locations.

Work Environment

The Construction Project Manager works in a blended environment that includes both in-office and on-site responsibilities. At the PM level 2–3, you typically manage a single project, while at PM level 4–5, you may manage two to three smaller projects or one to two larger projects as needed.

Projects are primarily located between North Charlotte and the Triangle area, with the role traditionally based in the Triangle region. Some assignments may require a longer commute or occasional overnight stays, and candidates from other parts of the state who are open to travel are encouraged to participate.

The pay range for this position is $100000.00 - $140000.00/yr.
