About the Opportunity

A leading real estate owner and operator is seeking a Digital Marketing Manager to lead digital marketing strategy across a portfolio of multifamily communities. This role is responsible for developing, executing, and optimizing marketing initiatives that increase qualified traffic, improve leasing performance, and enhance the customer journey.

Serving as the primary digital marketing resource for an assigned portfolio, this individual will collaborate with operations, revenue management, technology, asset management, and external partners to maximize marketing effectiveness through data-driven decision making.

Key Responsibilities

• Digital Marketing Strategy
• Develop and execute portfolio-level digital marketing strategies designed to increase qualified traffic, tours, and leasing performance.
• Create marketing plans for both newly developed communities and stabilized assets, adjusting strategies based on performance and market conditions.
• Evaluate campaign effectiveness and identify opportunities to improve lead generation, conversion rates, and overall marketing ROI.Stay informed on emerging digital marketing trends, AI applications, consumer behavior, and evolving best practices.
• Website & Digital Platform Management
• Serve as the primary owner of the company's corporate website and related digital platforms, supporting ongoing enhancements, integrations, content updates, troubleshooting, and user experience improvements.
• Manage relationships with internet listing services (ILS), digital advertising platforms, and other online marketing channels.
• Evaluate new placement opportunities, premium listing options, and digital enhancements that improve visibility and performance.
• Help implement and optimize new marketing technologies and digital solutions across the portfolio.
• Marketing Technology & Analytics
• Partner with technology, operations, revenue management, and external vendors to support CRM integrations, marketing platforms, and reporting initiatives.
• Utilize reporting tools and business intelligence platforms to measure campaign effectiveness and provide actionable insights.
• Analyze traffic, leasing, conversion, and customer behavior data to identify trends and opportunities for continuous improvement.
• Recommend and implement technology solutions that enhance customer experience, operational efficiency, and marketing performance.
• Portfolio & Project Management
• Act as the primary marketing partner for assigned markets, working closely with operational leadership to ensure marketing initiatives align with business objectives.
• Support community launches, acquisitions, portfolio transitions, and special marketing initiatives.
• Assist with presentations for prospective clients, ownership groups, and business development opportunities.
• Manage multiple marketing projects simultaneously while maintaining timelines, budgets, and quality standards.
• Cross-Functional Collaboration
• Work closely with operations, revenue management, technology, and asset management teams to support leasing and occupancy goals.
• Build strong relationships with internal stakeholders and third-party partners to ensure successful execution of marketing initiatives.
• Present marketing performance, recommendations, and strategic insights to leadership and key stakeholders.
• Represent the organization in industry events, panels, and professional networking opportunities when appropriate.

Qualifications

Required

Bachelor's degree in Marketing, Business, Communications, Market Research, Statistics, Computer Science, Mathematics, Social Sciences, or a related field.5–7 years of digital marketing experience within the multifamily housing, residential real estate, or property management industry.

Demonstrated success developing and executing digital marketing strategies that improve leasing performance and customer acquisition.

Experience managing lease-up marketing initiatives and supporting multiple communities or portfolios.

Strong analytical skills with experience interpreting marketing performance data and identifying optimization opportunities.

Experience with CRM platforms, marketing technologies, digital advertising channels, and website management.

Advanced proficiency with Microsoft Excel and other reporting tools.

Excellent communication, organizational, presentation, and project management skills.

Ability to manage multiple priorities while working cross-functionally with diverse teams.

Valid driver's license and ability to travel occasionally within the assigned portfolio.

Preferred

Experience with business intelligence and reporting platforms such as Power BI or similar analytics tools.

Knowledge of marketing technology integrations and digital ecosystem management.

Experience evaluating and implementing emerging marketing technologies, automation, or AI-driven solutions.

Strong understanding of customer journey optimization, conversion strategy, and digital performance measurement.
