Our client is one of Saudi Arabia's leading real estate development companies, with a portfolio exceeding 10,000 completed residential units, a growing portfolio of commercial properties, and several residential compounds under management.

The company is responsible for property management, facilities management, leasing, and owners association (HOA) operations across a diverse real estate portfolio. As the business continues to expand, they are seeking an experienced Property Director to lead and transform the entire property management function.

This is a strategic leadership position reporting to executive management, responsible for maximizing asset performance, enhancing customer satisfaction, and ensuring operational excellence across residential, commercial, and mixed-use assets.

Key Responsibilities

• Lead the Property Management, Leasing, Facilities Management, and Owners Association (HOA) functions.
• Develop and execute the overall property management strategy across a large and diverse portfolio.
• Maximize occupancy, rental income, tenant retention, and operational efficiency.
• Oversee the management of residential communities, commercial properties, and residential compounds.
• Ensure exceptional customer and tenant experience across all managed assets.
• Lead preventive and corrective maintenance programs while maintaining high service standards.
• Manage annual operating budgets, service charge budgets, and financial performance.
• Oversee third-party property and facilities management contractors where applicable.
• Ensure compliance with Saudi regulations, governance standards, and industry best practices.
• Build, mentor, and lead high-performing multidisciplinary teams.
• Establish KPIs, operational standards, and continuous improvement initiatives.
• Work closely with Development, Finance, Sales, Legal, and Executive Management to maximize portfolio value.

Requirements

• Bachelor's degree in Real Estate, Engineering, Business Administration, Property Management, or a related field.
• Master's degree or professional certifications (RICS, CPM, or similar) are an advantage.
• 12–15+ years of progressive experience in property management.
• At least 5 years in a senior leadership role managing large real estate portfolios.
• Proven experience managing residential communities, commercial assets, leasing operations, facilities management, and owners associations.
• Strong financial acumen with experience managing operating budgets and improving asset performance.
• Demonstrated leadership experience managing large multidisciplinary teams.
• Excellent stakeholder management, negotiation, and communication skills.
• Experience within the Saudi Arabian real estate market is highly preferred.
