Senior Real Estate Estimator

About the Role

NBS Property Group is seeking an experienced and analytical Senior Real Estate Estimator to oversee feasibility analysis, construction cost estimation, and financial modeling for our real estate development projects. You will be responsible for providing accurate cost projections from initial site acquisition through pre-construction, helping guide investment decisions and budget management.

Key Responsibilities

• Cost Estimation & Budgeting: Prepare detailed capital expenditure (CapEx), construction, renovation, and soft-cost estimates for commercial and residential developments.
• Feasibility & Financial Analysis: Collaborate with acquisitions and development teams to build financial models, analyze project viability, and run ROI scenario tests.
• Vendor & Subcontractor Procurement: Review contractor bids, negotiate pricing, perform take-offs, and maintain a benchmark database of unit costs and market rates.
• Risk Assessment: Identify financial and material risks early in the development lifecycle, recommending cost-saving alternatives and value engineering strategies.
• Cross-Functional Collaboration: Partner with architects, structural engineers, project managers, and finance leadership to keep budgets aligned across project phases.

Requirements

• Experience: 6–8+ years of experience in construction cost estimating, real estate development estimation, or quantity surveying.
• Technical Skills: Mastery of estimating software (e.g., RSMeans, PlanSwift, Bluebeam), Excel financial modeling, and familiarity with property management/ERP systems.
• Domain Expertise: Deep knowledge of construction processes, building materials, local labor markets, and real estate acquisition metrics.
• Education: Bachelor’s degree in Construction Management, Civil Engineering, Real Estate Development, Finance, or a related field (RICS or CPE certification is a plus).
