Our executive search firm has been exclusively retained to identify a Development Controller for a highly sophisticated and rapidly growing owner/developer based in Midtown Manhattan.

This is a unique opportunity to join an established but fast-scaling organization that has successfully developed and manages a substantial portfolio of residential and mixed-use assets throughout New York and South Florida.

The position reports directly to the Principal & CEO. Depending on the candidate's experience, total compensation ranges from $225K to $250K all-in (salary and bonus), and the role also offers a clear long-term career path to Head of Finance/CFO.

The Opportunity

The Development Controller will oversee the accounting and financial reporting functions across development, construction, financing, and asset management activities. This individual will play a key role in building and enhancing financial processes while supporting an active pipeline of ground-up development projects.

Responsibilities

• Oversee all accounting and financial reporting for development and construction projects.
• Manage monthly, quarterly, and annual financial reporting.
• Review and oversee construction draws, requisitions, contractor payments, and budget compliance.
• Monitor development budgets, job costs, and budget-to-actual reporting.
• Maintain accurate cash flow reporting and financial forecasting.
• Partner with development, construction, and executive leadership teams.
• Assist with acquisitions, financings, and lender reporting.
• Coordinate with external auditors, tax advisors, and banking partners.
• Develop and improve accounting policies, internal controls, and financial processes.
• Support the transition of completed developments into stabilized operations.

Ideal Background

We're looking for someone with approximately 7–12 years of experience in real estate accounting and finance, including significant exposure to:

• Ground-up real estate development
• Construction accounting
• Construction draws (AIA/lender draws)
• Development reporting
• Budgeting and forecasting
• Cash management
• Financial reporting
• Internal controls and process improvements

Experience working for an owner/developer or an entrepreneurial real estate development company is strongly preferred.
