Position Overview
We are seeking a detail-oriented Construction Estimator to support preconstruction and active project budgeting for high-end residential construction projects. This role is responsible for analyzing project documents, performing quantity takeoffs, coordinating subcontractor and vendor pricing, and preparing accurate cost estimates throughout all phases of design and construction.
The ideal candidate will have strong experience with residential preconstruction, budgeting, bid analysis, and construction cost control, along with the ability to collaborate effectively with project managers, owners, architects, consultants, and trade partners.
Key Responsibilities
Preconstruction & Estimating
- Review RFPs, drawings, specifications, and project documents to determine scope, feasibility, and estimating requirements.
- Prepare conceptual, preliminary, and detailed cost estimates during schematic design, design development, construction documents, and value engineering phases.
- Perform quantity takeoffs using Bluebeam, PlanGrid, or similar software and input quantities into estimating and budgeting systems.
- Solicit and evaluate subcontractor and vendor bids, ensuring competitive pricing and complete scope coverage.
- Develop material, labor, equipment, subcontractor, and vendor cost analyses for project estimates.
- Identify scope gaps, inconsistencies, and omissions in project documents and communicate findings to the project team.
- Prepare assumptions, exclusions, clarifications, allowances, and contingency recommendations for inclusion in estimate documentation.
Bid Management & Cost Analysis
- Create and manage bid calendars to ensure estimates and proposals are completed on schedule.
- Develop and maintain bidder lists for subcontractors and suppliers, pursuing multiple competitive bids for each trade.
- Analyze and level subcontractor proposals to determine the best value and alignment with project requirements.
- Perform value engineering reviews and evaluate alternative materials, systems, and construction methods.
- Participate in peer reviews of estimating efforts to ensure accuracy and consistency.
Active Project Support
- Provide ongoing budget tracking and cost control support for active projects.
- Review newly issued drawings and specifications for cost impacts and scope changes.
- Develop pricing for change orders, additional work, and subcontractor modifications.
- Collaborate with project managers and project engineers to document and communicate cost changes.
- Assist with budget conversion, start-up meetings, and project close-out activities.
Client & Stakeholder Collaboration
- Work closely with clients, architects, consultants, project managers, and trade partners to develop accurate and transparent estimates.
- Submit and track Requests for Information (RFIs) to clarify bid documents and project requirements.
- Participate in project meetings to discuss scope, schedule, sequencing, risk assessment, and budget considerations.
- Build and maintain relationships with subcontractors, suppliers, and industry partners to support future estimating efforts.
Qualifications
- Bachelor’s degree in Construction Management or a related field preferred; equivalent industry experience will be considered.
- 5+ years of estimating experience in construction, with a strong focus on high-end residential projects.
- Proficiency with Microsoft Office, particularly Excel.
- Hands-on experience with Bluebeam, PlanGrid, Procore, and/or similar construction management software.
- Strong ability to prepare accurate project estimates, budgets, and preliminary schedules.
- Thorough understanding of preconstruction processes, quantity takeoffs, bid management, and construction cost control.
- Excellent analytical, organizational, and problem-solving skills.
- Strong written and verbal communication skills, with the ability to interact professionally with clients and project teams.
- Ability to travel to construction sites as required.
