Position Title: Senior Facilities Supervisor Reports To: Property Manager
Corcoran Jennison Companies is seeking a Senior Facilities Supervisor to lead a large team in maintaining the gorgeous Oak Hill Apartments in West Oakland. The property is a large mixed-income community with a wide range of buildings and amenities serving a diverse population. Oak Hill consists of 759 apartments and townhomes on one contiguous property, with fully integrated affordable and market rate populations.
The Senior Facilities Supervisor will manage a staff of 13 employees and will oversee all responsibilities associated with the maintenance and capital improvement of the property and is given substantial authority and trust to execute. When necessary, must be willing to work overtime, respond to emergencies, and perform snow removal, as well as other duties as assigned.
POSITION RESPONSIBILITIES
- Provides excellent coaching and supervision for a large team of maintenance professionals.
- Prioritizes work and daily schedule for staff, with support from two Assistant Supervisor(s) and the Maintenance Administrator. Supervise the team’s on-call schedule and provide support to the on-call technician in the event of an emergency.
- Serves our customers with respect and efficiency.
- Manages the completion of all work orders in partnership with the Maintenance Administrator.
- Ensures routine upkeep and preventative maintenance on the property is diagnosed and repaired or replaced following best practices.
- Supervises and trains team members to oversee the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins. Supports the Assistant Maintenance Supervisor of Turns with supervising technicians, scheduling vendors and contractors, obtaining needed supplies and materials, and inspecting completed work.
- Develops and maintains relationships with excellent vendors for all trades. Solicits bids for major projects and maintains strong contracted vendors for landscaping, snow removal, janitorial services, etc.
- Complete annual inspection and certifications of the asset (boiler, pool, fire sprinkler, etc.), and maintain current records of certifications. Assist with preparation, execution, and follow up from external property condition inspections (NSPIRE, mortgage, etc.).
- Establish and maintain preventative maintenance schedule and contracts for the property.
- Additional duties and special projects as assigned.
EXPERIENCE QUALIFICATIONS
- High school diploma or equivalent
- Minimum eight years full-time maintenance, or mixture of other related experience.
- Proven track record of supervising, teaching, and motivating a large team
- Ability to interact with residents from a diverse background
- Demonstrated experience maintaining systems such as multifamily building boilers, home HVAC, fire alarms and sprinkler systems
- Reliable personal transportation is required for getting to the property during normal work hours and for emergencies, and for driving around the property.
- A valid driver’s license and adherence to company driving policies is required.
PHYSICAL REQUIREMENTS
- Being on foot, bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing or pulling, reaching above shoulder height, grasping, gripping, turning, lifting and carrying 1-25 lb. items, performing general and detail observation, working at above ground height, using finger dexterity, operating equipment or tools, following instructions, reading and/or comprehending manufacturer’s and product label directions, communicating with other staff members, working indoors, and using adequate vision and mobility. Writing to complete reports and requests, observing things clearly beyond an arm’s reach, lifting and carrying of items weighing 25-75 lbs., and driving vehicles. Working outdoors in all conditions, lifting and carrying (with assistance) items weigh 75-150 lbs. Other requirements as requested.
- Vision requirements, as appropriate, to observe areas needing attention/correction. Read cautionary labels, respond to written instructions from staff. Ability to see things clearly beyond arm’s reach. Observe and assist maintenance, observe problems throughout property.
- Hearing requirements not essential. Ability to hear clearly to receive instructions from management. Written instructions acceptable.
- Must be able to speak and communicate clearly in English.
- Constantly outdoors, all conditions, often for extended period. Position frequently involves being indoors for an extended period. Occasional exposure to paint fumes, solvents, adhesives, etc. (Example - apartments during/after make-ready, painting duties, etc.) Occasional need to work in awkward or confining positions.

Pay: $37.00 - $43.00 per hour
