JOB SUMMARY
The Quantity Surveyor & 3D Designer at Horus Build combines cost control expertise with advanced visualization capabilities to drive project profitability and client satisfaction. This hybrid role manages project economics, BOQ development, and contract administration while creating compelling 3D designs and renderings that communicate project vision to stakeholders.
The position acts as a critical link between design conception, cost management, and project delivery in retail and restaurant fit-out works.
KEY RESPONSIBILITIESQuantity Surveying & Cost Management
- Prepare, review, and maintain Bills of Quantities (BOQ) for all project scopes, ensuring accuracy and completeness.
- Develop detailed cost estimates and preliminary budgets based on design specifications and market rates.
- Monitor and control project costs throughout execution; identify and manage cost deviations and value engineering opportunities.
- Obtain, evaluate, and compare quotations from suppliers and subcontractors; negotiate competitive rates.
- Manage purchase orders and procurement coordination with the procurement team.
- Conduct contract reviews for scope clarity, payment terms, liability, and insurance requirements.
- Prepare and review variation orders (VOs) and contract amendments for client and stakeholder approval.
- Maintain cost records and monthly financial reporting; reconcile invoices with BOQ and contracts.
3D Design & Visualization
- Create high-quality 3D models and renderings of fit-out spaces using industry-standard software (Revit, SketchUp, or 3Ds Max).
- Develop photorealistic renderings and walkthroughs for client presentations and marketing purposes.
- Support design teams with spatial planning, layout optimization, and 3D coordination studies.
- Generate lighting, material, and finish studies to guide site execution and client decision-making.
- Prepare presentation materials, client boards, and animated sequences for project pitches and approvals.
- Coordinate 3D models with technical office drawings to ensure design-to-execution alignment.
Documentation & Coordination
- Maintain organized project files, cost schedules, 3D models, approvals, and correspondence.
- Prepare technical submittals, material approval requests, and client presentations.
- Communicate project status, cost updates, and design progress to internal and external stakeholders.
- Track RFIs and change requests; manage cost impacts and client approvals.
REQUIREMENTS & QUALIFICATIONS
- Bachelor's degree in Quantity Surveying, Architecture, Engineering, or related field.
- Minimum 4–6 years of experience in quantity surveying, cost estimation, or project controls in fit-out or construction.
- 2+ years of professional experience in 3D design and visualization (Revit, SketchUp, 3Ds Max, or equivalent).
- Advanced proficiency in Microsoft Excel; experience with cost management and scheduling software.
- Strong knowledge of UAE and GCC construction contracts, payment schedules, and standard terms.
- Proficient in AutoCAD and architectural drawing interpretation.
- Excellent analytical, organizational, and communication skills.
- Portfolio of 3D design work and case studies demonstrating rendering and design capabilities.

Pay: AED4,000.00 - AED6,000.00 per month
