FINANCE MANAGER

ROLE PURPOSE
The Finance Manager is responsible for leading the financial management, reporting, and control function across KAY Invest Group's multi-entity operations, spanning construction/PMC (KAY Build), hospitality (KAY Hospitality), and leasing (Total Management LLC). The role ensures accurate, IFRS-compliant financial reporting, robust cost and cash-flow control across construction projects and property portfolios, and provides the Chairman and GM with timely, reliable financial information to support strategic decision-making.
KEY RESPONSIBILITIES
Financial Reporting & Compliance
- Prepare and consolidate monthly, quarterly, and annual financial statements across all KIG entities in full compliance with IFRS.
- Maintain the Group's chart of accounts, accounting policies, and reporting structure, ensuring consistency and audit-readiness across entities.
- Coordinate year-end statutory audits and liaise with external auditors, tax advisors, and regulatory bodies (VAT, Corporate Tax, ESR, etc.).
- Ensure timely and accurate VAT filings and Corporate Tax compliance in line with UAE Federal Tax Authority requirements.
Construction Project Finance (KAY Build)
- Oversee project-wise cost accounting, budgeting, and work-in-progress (WIP) reporting for ongoing construction/PMC projects.
- Monitor project cash flow, contractor/subcontractor payment certifications, retentions, and variation orders against approved budgets.
- Provide cost-to-complete analysis and flag budget overruns or cash flow risks to Management on a project-by-project basis.
Hospitality Finance (KAY Hospitality)
- Oversee revenue accounting, POS/PMS reconciliation, and cost control across hospitality operations, including F&B and room revenue.
- Monitor occupancy-linked revenue metrics (ADR, RevPAR, occupancy %) in coordination with Operations for financial reporting purposes.
- Ensure proper controls over cash handling, deposits, refunds, and reservation-related financial transactions.
Leasing Finance (Total Management LLC)
- Oversee rental income accounting, tenant ledger reconciliation, and arrears/collections reporting across the leasing portfolio (~340 units).
- Monitor security deposits, lease renewals, and related financial adjustments in coordination with the Leasing team.
Budgeting, Planning & Analysis
- Lead the annual budgeting and forecasting cycle across all entities, consolidating inputs from Operations, Admin, and Project teams.
- Prepare variance analysis (actual vs. budget) and present financial performance summaries to the Chairman and GM.
- Support Group-level KPI and VCI reporting frameworks with accurate, reconciled financial data.
Controls, Governance & Team Leadership
- Design and enforce internal financial controls, approval matrices, and segregation of duties across all entities.
- Supervise and develop the Accounts/Finance team, ensuring accurate day-to-day bookkeeping, invoicing, and payment processing.
- Support internal investigations or audits requiring financial/transactional analysis, as directed by Management.
- Liaise with banks, financial institutions, and insurers on facilities, guarantees, and coverage relevant to Group operations.
QUALIFICATIONS & EXPERIENCE
- Bachelor’s degree in accounting, Finance, or related field; professional qualification such as CPA, ACCA, or CA is required.
- Minimum 8–10 years of progressive finance/accounting experience, including at least 3–5 years in a managerial capacity.
- Demonstrated experience preparing IFRS-compliant financial statements and managing statutory audits.
- Proven experience across at least two of the following sectors: construction/contracting (project cost accounting, WIP, retentions), hospitality (revenue/F&B accounting, PMS/POS systems), and real estate leasing/property management (tenant ledgers, rental income recognition).
- Strong working knowledge of UAE VAT and Corporate Tax regulations.
- Experience operating in a multi-entity or group-structure organization is highly preferred.
SKILLS & COMPETENCIES
- Advanced proficiency in Excel and accounting/ERP systems; experience with hospitality PMS and construction cost-control software is an advantage.
- Strong analytical skills with the ability to translate financial data into clear, actionable insights for non-finance stakeholders.
- High attention to detail, accuracy, and audit-defensibility in all reporting and documentation.
- Strong leadership and team management skills, with the ability to manage competing priorities across multiple entities.
- Excellent communication skills, with the ability to present financial performance clearly to Chairman level stakeholders.
- High level of integrity and discretion, given exposure to sensitive financial and ownership information.
KEY RELATIONSHIPS
- Role is based at the Head Office with periodic site/property visits across construction projects, hospitality properties, and leased units.
- May require extended hours during month-end/year-end close, audit periods, and budget cycles.
Pay: AED10,000.00 - AED15,000.00 per month
