The Real Estate Manager is responsible for managing the bank’s property portfolio across Hong Kong and Macau, including leasing, divestment, and space planning projects. This role combines strategic real estate planning, financial oversight, vendor and stakeholder management, and compliance with internal policies to optimize property value and operational efficiency.
The incumbent will ensure effective space utilization aligned with business growth, lead divestment initiatives, oversee leasing negotiations and contract management, and manage comprehensive administrative and documentation workflows.
Manage the bank’s property portfolio to meet business requirements such as headcount growth, ensuring sufficient and efficient space capacity. Coordinate space allocations and internal stakeholder engagement to support operational needs. Organize internal meetings with business representatives and relevant parties related to space management and allocations.
Lead divestment projects in Hong Kong and Macau, overseeing governance, agency performance, cost and income control, and approval processes. Responsible for both internal and external leasing activities, including managing lease negotiation strategies. Assist in leasing-related administration such as handling IO (Instruction Orders), MR (Management Review) fees, and tenancy documentation.
Oversee the performance of vendors and consultants to meet service targets. Monitor market conditions and rental trends, providing regular reports and insights to management.
Track and control project costs and budgets, ensuring financial discipline. Maintain and update all relevant documentation, including lease agreements, contracts, payment schedules, and financial records for audit compliance. Support daily payment processing, invoice verification, and financial reporting.
Follow internal processes and obtain management approvals in compliance with required policies and procedures. Ensure adherence to internal policies, procedures, and management approvals throughout all real estate activities. Maintain up-to-date lease files, payment schedules, and contract databases.
Organize and facilitate meetings with business representatives and relevant parties for space management and allocation decisions. Prepare reports, presentations, and departmental documentation as required, including marketing analysis and surveyor reports.
Handle document filing, record management, and administrative workflows efficiently. Provide general administrative and coordination support to the Facilities/Property team, including procurement assistance and tenancy liaison. Manage documentation work including tenancy agreements and other leasing-related paperwork.
Undertake special assignments and projects as needed to support the department’s objectives.
