Position Overview
We are seeking a detail-oriented Estimator to prepare accurate quantity takeoffs, cost estimates, and competitive bids for commercial and residential construction projects.
The Estimator will analyze plans and specifications, collaborate with project teams and subcontractors, and produce timely, defensible cost proposals to support winning work while managing risk and ensuring alignment with project schedules and budgets.
Key Responsibilities
- Perform detailed quantity takeoffs from drawings and specifications to develop accurate material, labor and equipment estimates.
- Prepare comprehensive cost estimates and bid packages, including unit pricing, lump-sum proposals and budgetary estimates.
- Compile and present bid submissions, ensuring completeness, compliance with solicitation requirements, and timely delivery.
- Solicit, evaluate and integrate subcontractor and supplier quotations into cost models; manage vendor clarification and negotiation as needed.
- Maintain and update cost databases, RSMeans references and historical pricing to support estimate accuracy and consistency.
- Perform value engineering and alternatives analysis to identify cost savings and optimize project solutions.
- Coordinate with project managers, design teams and procurement to validate assumptions, clarify scope and incorporate schedule impacts.
- Support change order analysis and pricing, including documentation of basis of cost and justification.
- Use estimating and on-screen takeoff software to streamline workflows and enhance accuracy; produce clear estimate documentation.
- Conduct site visits and field takeoffs when required to validate quantities, site conditions and constructability issues.
- Identify project risks and develop contingency plans and allowances; support risk analysis for bids and proposals.
- Prepare cost reports and executive summaries for leadership review and decision-making.
Qualifications
- Minimum 3-5 years of estimating experience in construction or related trades with demonstrated experience in quantity takeoffs, cost estimating and bid preparation.
- Proven ability to perform accurate estimating and prepare competitive bids under tight deadlines.
- Strong proficiency in on-screen takeoff tools (e.g., Bluebeam, PlanSwift) and familiarity with estimating software (e.g., Sage Estimating, ProEst, CostX, Trimble) is highly desirable.
- Advanced Excel skills, including modeling, pivot tables and data analysis for cost control and reporting.
- Experience reading and interpreting plans, blueprints and finish schedules; ability to scope millwork, FF&E, kitchen/commercial equipment and interior fit-out items.
- Knowledge of MEP systems (HVAC, plumbing, electrical), waterproofing, roofing, glazing/curtainwall, acoustics and ceiling systems is a plus.
- Familiarity with subcontractor scoping, tendering, unit pricing, labor productivity analysis and procurement/vendor negotiation.
- Experience with BIM/Revit quantification and integration of model-based takeoffs is advantageous.
- Understanding of construction contracts (AIA), change order management, regulatory building codes and compliance.
- Proven track record of site visits and field takeoffs, risk analysis and contingency planning.
- Ability to manage multiple estimates concurrently, strong attention to detail, effective communication and collaboration skills.
- Bachelors degree in construction management, engineering, quantity surveying or equivalent experience preferred, or relevant certifications (e.g., CPE, RICS) as a plus.
