Estimator - Demolition | Position Description

Position Purpose

The Estimator - Demolition prepares accurate, competitive, and executable estimates for demolition, deconstruction, and site preparation projects. The role reviews project documents, performs quantity takeoffs, evaluates risk, develops pricing strategies, and helps define the practical path to perform the work safely and efficiently.

The Estimator works closely with estimating leadership, operations, safety, purchasing, equipment, vendors, subcontractors, and clients so bids reflect clear scope coverage, realistic execution strategies, regulatory requirements.

Location & Travel

This position will operate in a hybrid work environment based out of the North Branch, New Jersey office or the Philadelphia, Pennsylvania office, with remote work available as authorized by the employee’s manager.

Regional travel is expected for site walks, pre-bid meetings, client meetings, and project coordination across the territory, including New Jersey, Pennsylvania, New York, Delaware, Maryland, Virginia, Connecticut, Rhode Island, Massachusetts, Ohio, and West Virginia.

Key Responsibilities

Estimating & Bid Development

Review plans, specifications, environmental and hazardous material reports, bid instructions, and project requirements to determine demolition scope and constraints. Perform detailed quantity takeoffs for structural demolition, selective demolition, interior demolition, site work, earthwork, hauling, recycling, disposal, and related scopes.

Develop production-based estimates for labor, equipment, materials, trucking, disposal, subcontractors, vendors, supervision, temporary controls, and schedule-related requirements. Identify and communicate project risks, including environmental hazards, utilities, structural stability, access limitations, adjacent facilities, traffic/logistics, disposal requirements, and schedule constraints.

Solicit, level, and scope subcontractor and vendor pricing to confirm coverage, competitiveness, and alignment with the intended means and methods. Evaluate salvage, scrap, recycling, and material recovery opportunities where applicable.

Project Planning & Coordination

Assist with demolition sequencing, logistics, production assumptions, and method development in collaboration with operations, field supervision, and safety. Participate in site walks, pre-bid meetings, scope reviews, and client or GC meetings as required. Prepare or support bid clarifications, exclusions, alternates, value engineering options, and proposal narratives.

Coordinate with purchasing and equipment teams regarding availability, utilization, specialty attachments, vendor support, and realistic production rates.

Collaboration & Project Turnover

Support the Chief Estimator and estimating team on individual pursuits, joint reviews, and larger bid efforts requiring multiple contributors. Assist with project handoff after award, including scope, assumptions, risk items, subcontractor/vendor coverage, production basis, pricing structure, and open issues.

Compare estimating assumptions against actual project performance where available and use lessons learned to improve future bids. Represent professionally with owners, general contractors, consultants, subcontractors, vendors, and internal teams.

Knowledge, Skills & Qualifications

Required

Minimum of 5 years of estimating experience in demolition, heavy civil, environmental, or related construction; direct demolition estimating experience strongly preferred. Strong ability to read and interpret drawings, specifications, contracts, scopes of work, environmental reports, and bid documents.

Working knowledge of demolition means and methods, labor and equipment productivity, site logistics, trucking, recycling, disposal, safety requirements, and construction sequencing. Proficiency with Microsoft Office Suite, especially Excel; ability to organize estimate information clearly and accurately. Strong communication, organization, accountability, attention to detail, and deadline management skills.

Preferred

Bachelor’s degree in Construction Management, Civil Engineering, or a related field, or equivalent field and estimating experience. Field experience in demolition, site work, environmental, heavy civil, or construction operations. Experience with HCSS HeavyBid or similar estimating platforms.

Experience with union labor projects, major general contractors, and complex commercial, industrial, utility, or institutional demolition work. Existing client, subcontractor, vendor, disposal, or industry relationships that can support growth are preferred.

Pay: $120,000.00 - $150,000.00 per year
