THE OPPORTUNITY

REALM is seeking an experienced and driven Director of Investments to join our Nashville office. This is a high-impact leadership role for a seasoned real estate professional ready to take ownership of investment strategy, team development, and deal execution at a firm with significant institutional capital backing and a collaborative, low-ego culture.

The Director will operate as a key decision-maker within the investments team, driving value creation across the full investment lifecycle.

KEY RESPONSIBILITIES

• Investment Leadership & Underwriting
• Lead and own the full underwriting process, including deal origination, structuring, and investment committee presentations.
• Build and maintain robust, flexible financial models for deal underwriting, scenario analysis, IRR and equity multiple projections, and cash flow waterfalls.
• Oversee preparation of business plans, deal memorandums, annual operating plans, and multi-year financial forecasts.
• Drive market research and due diligence processes across target geographies and asset classes.
• Identify, evaluate, and prioritize new investment opportunities aligned with REALM’s strategy.

Team Development & Leadership

• Recruit, mentor, and develop junior investment team members; establish standards for analytical rigor and professional excellence.
• Provide strategic direction and day-to-day oversight to associates and analysts on live deals and ongoing portfolio responsibilities.
• Foster a culture of accountability, intellectual curiosity, and collaborative problem-solving.

Stakeholder & Relationship Management

• Represent REALM as a senior point of contact with brokers, lenders, legal counsel, equity partners, and other market participants.
• Cultivate and expand a network of proprietary deal flow sources across target markets.
• Collaborate cross-functionally with asset management, legal, and capital markets teams to ensure seamless execution from deal sourcing through close.
• Present investment recommendations and portfolio updates to senior leadership and key stakeholders.

QUALIFICATIONS

Required

• 6+ years of progressive real estate investment experience, with a demonstrated track record of sourcing, underwriting, and closing transactions.
• Expert-level financial modeling proficiency in Microsoft Excel; fluency in MS Word and PowerPoint.
• Bachelor’s degree required.
• Proven ability to lead and develop high-performing teams in a fast-paced, entrepreneurial environment.
• Exceptional written and verbal communication skills; polished presenter to senior audiences.
• Superior organizational skills with the ability to manage multiple live deals and priorities simultaneously.
• Meticulous attention to detail and a disciplined approach to deadlines and deliverables.
