Lease Up

As a Property Manager with ZRS Management, you'll oversee the day-to-day operations of our apartment communities, ensuring they run efficiently and profitably. Your primary focus will be on delivering exceptional customer service to our residents while maximizing the property's revenue potential. This role reports directly to the Regional Manager.

What You'll Do

Your responsibilities will cover all aspects of property operations, including leasing, rent collection, maintenance, and resident relations. You'll develop and implement effective marketing strategies to attract and retain residents, conduct thorough market research to determine competitive rental rates, and adjust pricing strategies accordingly.

You'll also hire, train, supervise, and motivate a dedicated team of leasing consultants, maintenance technicians, and administrative staff. Collaborating with the maintenance team ensures timely completion of work orders, move-ins, make-readies, and maintenance requests. You'll oversee the lease renewal process, negotiate lease terms, and strive to maximize resident retention.

Regular property inspections will help ensure compliance with company standards and local regulations. Additionally, you'll maintain accurate records of financial transactions, prepare budgets, analyze financial performance, and resolve resident concerns to maintain a positive community atmosphere.

What We're Looking For

A valid driver's license is required. Previous experience as a Property Manager in the multifamily apartment industry is highly preferred. A high school diploma is a must, with post-secondary education in business or property management preferred. You should demonstrate excellent computer, verbal, math, and reasoning skills, along with strong negotiating and sales abilities.

Strong leadership, interpersonal, and organizational skills are essential, as is effective time management and attention to detail. Proficiency with Microsoft Excel, Word, and other Office products is expected, as is knowledge of Internet, email, and social media as they pertain to marketing. Familiarity with property management software such as Onesite, Yardi, Real. Page, Knock, Rent. Cafe, or Resman is a plus.

You should have knowledge of business practices and principles, the ability to handle multiple projects and tasks, and the capacity to cope with stress in a composed manner. Respecting and maintaining confidentiality is crucial, as is providing timely and accurate responses to clients, the Regional Manager, and the accounting department.

You'll work both independently and collaboratively in a team environment, and must be flexible to work evenings, weekends, and holidays as needed.
