Property Manager (residential leasehold portfolio) | Liverpool, Merseyside | SALARY £35,000 - £40,000 PA

We are working on behalf of a well-established property management company in Liverpool who are seeking an ATPI-qualified Property Manager to take responsibility for a residential leasehold portfolio.

This is an excellent opportunity for a property professional with strong block management experience who thrives on organisation, compliance, and client care.

The Role - Residential Property Manager

As Property Manager, you will oversee the day-to-day management of a residential property portfolio, ensuring that all buildings are safe, compliant, and well-maintained. You'll be the key point of contact for leaseholders, landlords, and contractors, delivering excellent service while ensuring full compliance with current regulations.

Key Responsibilities include

Conducting regular block and property inspections.

Managing statutory compliance (FRA, Asbestos, Legionella, H&S audits) and liaising with external contractors.

Advising clients on legislation including the Building Safety Act 2022 and Fire Safety Bill 2022.

Overseeing repairs, planned maintenance, and improvement works.

Preparing and managing annual service charge budgets, including issuing Section 20 Notices.

Authorising invoices, reviewing year-end accounts, and producing detailed reports.

Building positive relationships with leaseholders, landlords, and contractors.

About You - Skills & Experience

ATPI Membership - Essential.

Strong background in residential block and leasehold management.

Excellent knowledge of health & safety compliance and property legislation.

Highly organised with the ability to manage multiple priorities and deadlines.

Confident communicator with strong report-writing skills.

Able to work both independently and as part of a wider property management team.
