Luxury Residential Project Manager

Company This is a confidential search for an international construction and project management company specializing in luxury residential, resort, and commercial developments throughout The Bahamas and the Caribbean. Its portfolio includes custom homes, high-end hospitality projects, private island developments, and complex commercial construction.

The company combines international construction expertise with extensive knowledge of island development, including the logistical, environmental, and operational considerations involved in building in remote locations.

Its leadership team remains closely involved throughout each project, working collaboratively with clients, design teams, consultants, and trade partners from early planning through construction and final handover.

Role Description The Construction Project Manager will lead luxury residential projects valued at $5 million or more from preconstruction through final handover. This role has full responsibility for project planning, budgeting, scheduling, procurement, subcontractor coordination, financial management, and successful delivery.

The position is based in The Bahamas and requires close collaboration with company leadership, project superintendents, clients, designers, consultants, and trade partners.

Key Responsibilities

• Lead projects through preconstruction, procurement, construction, and closeout.
• Develop and manage budgets, estimates, schedules, bid packages, and scopes of work.
• Coordinate architects, engineers, designers, subcontractors, vendors, permitting authorities, and ownership representatives.
• Negotiate and administer subcontracts, purchase orders, procurement, and change orders.
• Partner with the Superintendent to coordinate trades, monitor progress, resolve issues, and maintain safety and quality standards.
• Oversee RFIs, submittals, document control, inspections, and project correspondence.
• Manage owner billing, subcontractor draws, vendor invoices, expenditures, cash-flow projections, and monthly financial reporting.
• Provide regular schedule, budget, progress, and risk updates to leadership and project stakeholders.
• Lead project closeout, including punch lists, certificates of occupancy, as-built documentation, testing, owner training, warranties, and final handover.

Qualifications

• Five or more years of experience managing luxury residential construction projects.
• Experience leading projects valued at $5 million or more.
• Strong knowledge of budgeting, scheduling, procurement, contract administration, change orders, and project closeout.
• Proven ability to manage project teams, subcontractors, owners, designers, and other stakeholders.
