Company Overview
We are a dynamic and growing multifamily restoration and construction company committed to delivering exceptional service, quality workmanship, and successful project outcomes. We are seeking an experienced Large Loss Project Manager to join our team and manage restoration and renovation projects throughout the Raleigh, North Carolina market.
This position is ideal for a hands-on Project Manager who understands large-loss restoration, knows how to manage budgets and subcontractors, communicates effectively with clients, and takes ownership of projects from initial scope through final completion.
Responsibilities
- Project Management: Manage large-loss restoration and renovation projects from start to finish, ensuring projects are completed safely, on schedule, within budget, and to company standards.
- JobTread Management: Utilize JobTread as our primary construction management platform to maintain project documentation, budgets, schedules, purchase orders, change orders, job costing, communication, and overall project progress.
- Budget & Cost Control: Review and confirm project budgets and scopes before work begins. Monitor job costs, labor, materials, equipment, subcontractors, and other project expenses throughout the project.
- Field Oversight: Maintain a strong field presence to monitor production, quality, schedules, safety, and overall project performance.
- Subcontractor & Crew Management: Schedule, coordinate, and oversee subcontractors, crews, vendors, and project resources.
- Estimating & Scope Management: Review and develop scopes of work, work with Xactimate estimates and supplements, and identify necessary change orders or additional work.
- Client Communication: Maintain professional and timely communication with property owners, management companies, insurance representatives, vendors, subcontractors, and internal team members.
- Safety & Compliance: Identify potential safety hazards and ensure appropriate controls and safe work practices are followed on all projects.
- Project Documentation: Maintain detailed, accurate, and timely project records within JobTread to support billing, job costing, change orders, and project closeout.
- Vendor Relationships: Develop and maintain strong relationships with subcontractors, vendors, and trades to support project quality, scheduling, and profitability.
- Project Closeout: Drive projects through final completion, punch lists, documentation, customer acceptance, and financial closeout.
Qualifications
- Minimum 3 years of restoration industry experience, preferably involving large-loss and multifamily projects.
- Minimum 2 years of project management, leadership, or supervisory experience.
- Experience with Xactimate, including estimating, supplements, and scope development.
- Strong understanding of construction budgets, job costing, scheduling, subcontractor management, and field operations.
- Experience obtaining work authorizations and managing projects from initial scope through completion.
- Experience with JobTread is a plus. Candidates must be comfortable learning and consistently utilizing JobTread as the company's primary project management system.
- IICRC certifications preferred.
- Strong organizational, planning, problem-solving, and communication skills.
- Ability to manage multiple active projects and priorities while maintaining accurate documentation.
- Valid driver's license with a clean driving record.
- Must be located in Raleigh, NC or the surrounding area.
- Ability to travel locally and occasionally out of state as business needs require.
- Availability for occasional nights and weekends for emergency response situations.
- Ability to meet the physical requirements associated with active construction and restoration job sites.
