Property Management Manager (Arabic)

We are seeking a dynamic and visionary Property Management Manager to lead a team and manage the diverse properties portfolio. He/ She oversees daily operations, ensuring tenants satisfaction, lease compliance, rent collection, and efficient property maintenance management.

Key Responsibilities

• Tenant Management:Find, screen, and onboard tenants, handle lease agreements, and manage tenant relations.
• Financial Management:Collect rent, manage budgets, process payments, and report on financial performance.
• Property Maintenance:Oversee day-to-day upkeep, repairs, and maintenance of properties to ensure they are in good condition.
• Vendor Management:Liaise with contractors and vendors for services such as cleaning, security, and maintenance.
• Regulatory Compliance:Ensure all properties and operations comply with Dubai's Real Estate Regulatory Agency (RERA) laws and regulations.
• Property Marketing:Develop and implement marketing strategies to attract prospective tenants and minimize vacancies.
• Client Relationship Management:Maintain strong relationships with property owners, providing regular updates and addressing their needs and concerns.

Required Skills and Qualifications

• In-depth knowledge in Dubai's real estate and property management laws and market trends.
• Attention to detail, excellent in communication, interpersonal, and organizational skills.
• Proficiency in Microsoft Office Suite and property management software.
• Ability to multitask, prioritize, and perform effectively in a fast-paced environment.
• Experienced in client relationship management, sales principles and managing team
• Relevant licenses or registrations as required by RERA and expertise in Ejari system.
• Strong problem-solving and decision-making skills.
• Must have driving license and car

Detailed Responsibilities

• Manage lease renewals, receivables, and legal operations in real estate.
• Foster strong tenant relationships to maximize revenue and solve issues for customer satisfaction.
• Conduct market studies with the sales team to ensure rental rates align with market trends and increase occupancy.
• Focus on tenant retention to minimize vacancy loss.
• Initiate and recommend legal actions, liaising with legal teams for eviction and police cases.
• Approve move-out inspection reports and security deposit deductions.
• Enforce occupancy rules, conduct property inspections, and visit buildings monthly to ensure standards.
• Ensure compliance with government regulations (Insurance, CCTV, Civil Defence, DM, DEWA, etc.).
• Prepare property management reports and documents.
