Commercial Property Manager - High Rise

We're hiring a Property Manager for a single 10-story, 96,000 SF Class A office building in San Francisco's Financial District. One address — not a portfolio spread across three counties.

The building is in active lease-up with tenant improvement construction underway, so you'll help shape operations and tenant relationships from the ground up. The lighter current tenant roster also means something rare in this industry: a property management job with actual work-life balance. Fewer tenants, fewer fires, fewer 10pm phone calls.

Responsibilities

• Serve as the primary on-site contact for tenants: requests, work orders, and follow-through
• Manage day-to-day operations, including maintenance, janitorial, landscaping, and vendor relationships
• Conduct periodic property and tenant space inspections
• Coordinate tenant improvement and capital construction projects with ownership, contractors, and the leasing team while minimizing disruption to existing tenants
• Support lease-up activity: space tours, move-ins, and new tenant onboarding
• Act as point of contact for base building systems (elevators, fire/life-safety, HVAC) and coordinate vendor service and compliance
• Assist with annual budgets, monthly and annual reporting, and repair estimates/bids
• 1 day in Palo Alto office required per week, possible remote days depending on workload

Qualifications

• Experience managing a multitenant commercial office building required; Class A high-rise (10+ stories) strongly preferred
• Experience coordinating tenant improvement or capital construction in an occupied building
• Working knowledge of core building systems — elevators, fire/life-safety, HVAC — and vendor management
• Familiarity with San Francisco building codes, permitting, and life-safety requirements a plus
• Strong communication and organizational skills; detail-oriented and sharp with numbers
• Self-motivated, calm under pressure, and comfortable asserting yourself when needed
• Proficient in Microsoft Word, Excel, and Outlook
