Maintenance Technician (HVAC)

Facilities Maintenance Technician performs a variety of maintenance tasks until proficiency is attained in all designated trade areas such as electrical, HVAC, plumbing, air conditioning, carpentry, locksmith or painting independently or as part of a team, as assigned.

This involves installing, servicing, and repairing various types of equipment in the 100K SF office development in South LA. Gives advice on preventative maintenance and general care. Must have at least 5 years experience in facility maintenance and at least 2 years working independently.

Essential Functions

• Perform building repairs including drywall, paint and wall-covering; ceiling tile and grid; carpet and tile flooring; doors and door hardware; plumbing repairs of faucets, sinks, urinals, toilets, drains and valves.
• Perform preventive maintenance to building systems and equipment as assigned and creates equipment check sheets as requested. Provide a report to Management noting any problems found.
• Maintain and Perform repairs of Heat Ventilation Air Conditioning (HVAC) systems, which may include heating boilers, air conditioning units, exhaust fans, building automation controls, and filter replacements.
• Perform electrical repairs, such as replacing lamps, ballasts, switches, receptacles, cord caps, wiring of single and three phase motors, and installation of circuits.
• Overall knowledge of facility maintenance and ability to effectively troubleshoot problems and make repairs to meet high standards.
• Oversee and may assist assigned contractors ensuring the safety, quality, and cleanliness of work performed. Escort contractors in secured areas when required.
• Remove graffiti from premises or apply anti-graffiti coat paint when necessary
• Perform exterior repairs including but not limited to irrigation, signs, fencing and roofing.
• Respond to all facilities maintenance related service calls from tenant or management.
• Perform administrative duties, which includes but is not limited to creating and closing work order requests; follow up on work requests; creating online purchase orders for parts and supplies as required; prepares reports and/or maintenance records as needed. Order maintenance supplies with approval from Business Manager or Maintenance Supervisor.
• Consult with Foundation Support Manager on major repairs, replacements and/or contracts. Performs other related duties as assigned or requested. The agency reserves the right to add or change duties at any time. Must be willing to work weekends and respond to emergencies as needed. Have and maintain a valid drivers license at all times, strong communication, problem solving, reading and math skills.

Physical Demands

• Physical ability to lift objects up to 70 lbs. and must follow OSHA and CAL_OSHA safety regulations. Must be able to walk up and down stairs, climb ladders and scaffolds, frequently stoop, kneel, and crouch on a regular basis.
