Reports to: Director of Leasing, President, Principals
Job Summary
The Leasing Agent is the first person our residents and customers come into contact with and as such is required to provide excellent customer services to all future and current residents. Their primary responsibility is to lease vacant apartment homes within the community, communicate with possible and future tenants and to assist in marketing the property to the public.
Primary Duties and Responsibilities
- Serve as a positive representative of the company and our clients at all times
- Enforce lease and other government rules and regulations, including Fair Housing laws, building safety, health codes and local ordinances
- Maintain a professional image, positive attitude and professional demeanor
- Attend scheduled management meetings and complete all required training
- Conduct a marketing walk through of the property to ensure property is ready for tenancy and complete any pertinent safety checklists and/or inspections
- Review all advertising sources, on a weekly basis and immediately communicate to the Leasing Director and Marketing Coordinator any discrepancies or areas for improvement with regard to property descriptions
- Within 24 hours, reply to and follow up with prospective residents who have expressed an interest in a property by contacting them via phone, email, text and/or in writing
- Schedule and attend Open Houses and individual showing of properties in marketing to prospective tenants while providing
- Check references and other necessary information on prospective resident applications through established and approved credit and criminal investigative criteria. Assist prospective tenants with the online application process and respond to any inquiries regarding the application and approval process
- Communicate the processes to secure the property for a lease, including detailing the application process, securing move-in funds, signing the lease and any other matter relevant to the pre-move in process
- Coordinate with the Accounting Department to ensure all move-in funds have been received prior to the lease start date and coordinate with the tenants to provide access and/or keys to the property
- Address resident concerns in a professional and timely manner
Skill Requirements
- Have a “people person”, outgoing and compassionate personality with the ability to relate to people from all walks of life
- Possess strong sales skills
- Knowledge of property management is a bonus!
- Proficient in computer skills, including Microsoft Office and GSuite products
- Knowledge of AppFolio is preferred
- Have general knowledge of Fair Housing and local housing laws
- Communicate effectively, both verbally and in writing
- Able to perform at high levels in a fast‐paced work environment and successfully adapt to changing priorities and work demands
- Possess excellent conflict resolution skills, with the ability to address difficult or sensitive issues in a compassionate yet straightforward manner
- Able to establish and maintain effective working relationships with peers, superiors, residents, community service agencies and the publiC
- Skilled in communicating with all types of people in a wide variety of situations
Position Requirements
- Education: High school diploma or GED required. Bachelor’s degree in Marketing and/or Business preferred
- Must be a licensed PA and/or NJ Real Estate Professional
- Experience: Minimum of one year of residential property management or customer service or related experience or combination of education and experience
- Physical: Ability to lift, push and pull up to 40 pounds
- Valid driver’s license and reliable, personal automobile for local job related travel
- National Apartment Leasing Professional (NALP) a plus!
