Assistant Property Manager (Condominiums) *Need to have limited/general license*

This position is to assist the Property Manager with the following:

• Day-to-day operations of the property, ensuring it is well maintained and in compliance with all regulations and standards.
• Owner/resident relations, including addressing concerns, preventing issues/ resolving unpreventable issues, and ensuring a positive living experience.
• Reviewing all security reports/logs and highlighting any incidents or items for further review to the Property Manager.
• Assist/Write letters/email correspondences the residents, owners, contractors etc.
• Keep all logs and lists updated.
• Conduct property inspections to identify maintenance needs and coordinate repairs or improvements.
• Collaborate with contractors /vendors to obtain competitive bids for maintenance and repair projects. Attend all meetings of the Board of Directors and prepare and submit material for meetings including management and financial reports.
• Collection of payments for common element fees, charge backs, garage remotes, etc. Sending payments to head office for processing.
• Actively promote a customer-centric approach so that owners and residents are comfortable to approach the Property Management Team and respond to enquiries and address issues through to final resolution, within the context of the Corporation’s Declaration, By-Laws, Rules, Regulations and Policies.
• Create and maintain operational schedules, logs, inspection reports and protocols to ensure that maintenance and servicing of the building’s systems are timely, thorough and in accordance with industry standards and best practices.
• Closely monitor Life and Safety plans and ensure testing of systems is conducted on the required, regular frequency.

Requirements

• CMRAO Licensed with minimum of 2 years of experience in condominium property management.
• Strong customer service skills with the ability to effectively communicate with owners/residents, contractors, and team members.
• Excellent administrative skills with attention to detail and the ability to prioritize tasks effectively.
