NextHome Coconut Island Realty is growing, and we're looking for motivated individuals to join our team as Independent Contractor (1099) Real Estate Salespersons. Whether you're exploring real estate as a new career or you're already licensed and looking for a brokerage that values collaboration and modern technology, we'd love to meet you.

With offices serving both Oʻahu and Hawaiʻi Island, our brokerage combines local expertise with the national support, technology, and marketing tools of the NextHome brand.

What You'll Do

• Represent buyers and sellers throughout the purchase and sale process
• Build relationships within your community and grow your own client base
• Conduct property showings, open houses, and client consultations
• Prepare offers, contracts, and transaction documents
• Negotiate on behalf of your clients while maintaining the highest ethical standards
• Utilize CRM, MLS, digital marketing, and NextHome technology platforms
• Continue developing your business through networking, education, and community involvement

What We're Looking For

• Comfortable learning new technology
• Organized, self-motivated, and dependable
• Desire to build a long-term business and serve clients with integrity

A Hawaiʻi Real Estate Salesperson License is not required to apply. We welcome applicants who are interested in beginning a real estate career.

However, applicants must successfully obtain a Hawaiʻi Real Estate Salesperson License before entering into an Independent Contractor Agreement or conducting licensed real estate activities.

Compensation

• Independent Contractor (1099)

Investment in Your Career

Like most real estate brokerages, there are startup costs associated with becoming licensed and beginning your business. These expenses are the responsibility of the independent contractor and may include:

• Real Estate pre-licensing education
• State examination and licensing fees
• REALTOR® association and MLS membership (if applicable)
• Errors & Omissions Insurance and other professional expenses

We do not charge monthly desk fees.
