The Director, Performance and Digital Marketing is a strategic, data-driven leader responsible for powering Bell’s digital performance engine across paid media, organic search, attribution, analytics, and marketing technology.

In this role, you will set the vision for Bell’s paid and organic marketing, manage enterprise vendor partnerships, oversee campaign execution and optimization, and develop KPIs and reporting structures to drive measurable growth.

Key Responsibilities

• Develop and implement a multi-channel performance marketing strategy aligned with Bell’s business goals and occupancy needs.
• Partner with Community Marketing and other internal teams to set property-level strategies, budget allocation, and performance optimization.
• Lead omnichannel campaign planning across search, social, display, CTV, programmatic, retargeting, SEO, and emerging channels.
• Define performance marketing KPIs and establish reporting structures and dashboards that drive transparency and decision-making.
• Manage technology integrations across websites, CRMs, AI tools, call analytics, and attribution platforms while evaluating new technologies to improve targeting and measurement.
• Oversee vendor relationships including negotiations, renewals, and ensuring delivery against KPIs and SLAs.
• Lead, mentor, and develop the performance marketing team and collaborate with Operations, Asset Management, and Brand teams to connect marketing performance with business outcomes.
• Oversee campaign execution from planning to optimization, ensuring high-quality leads at efficient costs while monitoring industry trends.
• Perform additional duties as assigned.

Required Qualifications

• Education: 8+ years of progressive experience in performance marketing, digital marketing, or related fields.
• Experience Required: 5+ years of leadership experience managing teams, agencies, and performance-oriented specialists.
• Deep expertise in paid media, SEO/SEM, analytics platforms, and conversion optimization.
• Proficiency with tools such as Google Ads, Bing Ads, Meta Ads Manager, GA4, Big Query, Looker Studio, and SEO tools.
• Demonstrated experience developing KPIs, ROI analysis, attribution models, and forecasting.
• Excellent relationship-building, storytelling, and presentation skills with a strong analytical mindset.

Preferred Qualifications

• Multifamily or real estate experience preferred but not required.
