Development Manager

Uniestate Properties LLC is seeking an experienced and results-driven Development Manager to lead property development projects from the planning stage through to handover to the Asset Management team. The ideal candidate will serve as the central coordination and control point for each project, ensuring seamless collaboration across planning, design, regulatory approvals, construction, Finance, and Channel Sales.

This role is instrumental in driving project success by ensuring timely delivery, budget adherence, quality standards, and alignment with the company's strategic development objectives throughout the project lifecycle.

Your Role

As a Development Manager, you will

Strategy and Planning

• Prepare plans for individual developments (project plans) to implement Uniestate’s Development strategy.

Financial

• Coordinate project budget preparation for individual developments.
• Coordinate project variations.

Leadership

• Provide technical direction, advice, guidance and support for subordinates where necessary, engaging in communication and consultation to ensure that proposals, risks, issues and requirements are clarified.
• Evaluate subordinate performance.

Business

• Acquire and maintain expertise in Uniestate’s business, including its structure, departmental roles and responsibilities and operations, applying this knowledge in all decisions.

Policies, procedures and ways of working

• Develop and implement project management policies, systems, processes, and procedures.
• Identify subordinates’ learning and development needs and ensure that they receive the required training, experience and learning to execute their roles effectively.
• Delegate tasks to subordinates to assist them in developing their competencies.
• Provide active leadership for nationalization programs and the development of UAE nationals.

Project Initiation

• Prepare project document templates.
• Register projects.
• Coordinate the preparation of project charters and high level project plans.

Project Planning

• Prepare or coordinate the preparation of development product and project plans, in cooperation with Sales, Construction and Innovation and Design.
• Work with Construction, Innovation and Design, Procurement and Government Relations to prepare project responsibility matrices, project charters and project procurement plans.
• Work with Project Control and Technical Governance to prepare project baseline schedules.
• Ensure that consultant scopes of work are prepared and coordinate consultant tendering and appointment.

Project execution, monitoring and control

• Monitor execution, monitoring and control; report progress.
• Review and sign off each project phase.
• Track construction progress.
• Maintain master development schedules and milestones; update schedules and milestones as necessary.
• Resolve issues between project participants (internal and external) to ensure cooperation and successful project achievement.
• Monitor project performance against approved feasibility, budgets, and timelines.
• Coordinate variations and other changes, ensuring that project baselines and plans are updated.
• Direct the work of Project Document Controller to ensure that registers and other documentation are updated.

Project reporting

• Prepare project reports for Head of Project Development.
• Monitor and report project indicators.

Project handover

• Monitor handover and completion ramp-up.
• Ensure that Head of Construction prepares handover package.
• Prepare close-out reports.
• Review lessons learned reports and propose changes in project management for future developments.

Risk Management

• Coordinate the preparation, maintenance and update of project risk registers and the development portfolio risk register.

Technology

• Propose systems, applications and tools for project management.
• Ensure that team members utilize approved systems, applications and tools.

Compliance

• Ensure that compliance requirements are addressed in project plans.
• Advise subordinates on compliance-related matters.

What We're Looking For

Experience

• 9+ years of experience in project management in the development field with a least 4 years of experience as project director or manager.
